Department Overview

Our dedicated Project Management Team at RLB are responsible for seeing a project through from the initial planning stages to completion. Their main task is to break down projects into stages, taking responsibility for monitoring and managing the programme, cost, quality and risk of each stage of the project. We pride ourselves on the quality of our service to our clients and enjoy long term relationships with them.

We are a sector focused business actively operating and investing in Commercial, Residential, Mixed Use, Sports and Retail clients and projects. Our Project Managers work in close contact with clients, advising them on financial matters, project risks, procurement and contract matters using our experience to provide an informed opinion. 


Role Overview

We are currently recruiting a Senior Project Manager to join our Al Ula team. This is an exciting opportunity for a high-calibre individual to join and strengthen our team. This role will be part of the PM team responsible for overseeing the successful delivery of a hotel and luxury resort project.

As a Senior Project Manager, you will play a crucial role in the pre-contract phase of the project. Your expertise in this area will be essential in ensuring the project is set up for success from the very beginning. You will be responsible for managing the design and construction phases of a project, implementing the Project Management Plan, time and cost management, contract administration, as well as client and stakeholder reporting. 

Job requirements

Key Responsibilities
  • Act as RLB’s representative for all day to day matters with the Client during the project execution, including reporting and performance requirements.
  • Oversees and manages establishment of a robust brief, and framework for governing the project.
  • Proactive management of all design stakeholders including Architects, Engineers, Content Designers, Interior Designers, Specialist consultants, etc.
  • Establishment of all project controls including scheduling, document control, reporting, risk management, quality control etc.
  • Devise and execute action plans to rectify potential cost overruns or schedule delays, or to accommodate significant changes to the scope of work.
  • Monitors and reports to management on the progress of all project activity within the program, including significant milestones, and any conditions, which would affect project cost or schedule.
  • Ensure that Client’s technical requirements are fully understood and disseminated amongst design team members.
  • Manage resources and hence deliver RLB’s contracted services to time, quality and budget. 
  • Provide advice to other members of the design team and Client as necessary to resolve technical issues. 
  • Be competent in running complete lifecycles for procurement of both designers and contractors.
  • Work with planners to develop specific project schedules and provide early warning of risks to the timeline.
  • Lead the development of weekly and monthly reports.
  • Identify issues related to quality, cost or time and advise on corrective actions.
  • Manage project risk and implement agreed mitigation measures.
  • Implement essential control measures, systems, project procedures in line with the PEP.
  • Manage change during pre contract phases.
  • FIDIC Red Book experience.
  • Comply with established procurement / commercial / contractual strategies.
  • Provide advice and guidance in respect of our client’s development plans.
  • Challenging design proposals from bidding Architectural consortia.
  • Value engineering studies.
  • Management and preparation of key stage reports from feasibility through to completion and post-handover.
  • Preparation of project programmes.
  • Preparation of progress reports and presentations at monthly client meetings.


Person Specification

The ideal candidate will have a proven track record in a similar consultancy or client environment and demonstrate a positive proactive approach to the role and will be committed to delivering customer service excellence, with good commercial results.

  • Project Management Consultancy (PMC) experience or similar gained from within a D&B or Client organisation.
  • A Degree in Project Management or similar technical discipline.
  • Possess a relevant professional qualification, such as Chartership or membership in a recognised professional body, is favorable (MRICS / MCIOB / PMP).
  • A minimum of 12 years post qualification experience.
  • Client facing and experience leading building projects including ideally hotels, luxury resorts or high end residential developments.
  • Demonstratable experience in a Client facing lead project management role in an environment including multiple stakeholders and remote team members.
  • Project lifecycle experience from design inception through to construction completion and handover.
  • A deep understanding of the Gulf Region's construction industry, regulations, and market dynamics is essential for this role.
  • Excellent customer service, communication and client/external interface skills.
  • A results orientated team player with a ‘can do’ attitude, outgoing, polite, patient, diplomatic, personable and flexible.
  • A track record of working with teams and managing projects by prioritising workloads and delivering to deadlines.
  • Well organised, diligent, proactive, assertive, well-disciplined and commercially astute.
  • Ability to identify and develop potential opportunities to secure more business for RLB.
